The David and Lucile Packard Foundation (Foundation) is seeking a qualified individual to join the Facilities team which contributes to the work of the Foundation by performing maintenance, repairs, and system monitoring of all facilities in support of business activities.

Facilities
The Facilities team is committed to providing exceptional service in support of the Foundation’s work and is responsible for the maintenance and improvement of the work environment, including Foundation buildings, while pursuing energy efficiency and sustainability goals. Building Maintenance Engineer
This position achieves Foundation objectives relating to building operation and maintenance through direct actions and/or by overseeing outsourced vendors for specialized work. The Building Maintenance Engineer, in support of Foundation business activities, performs maintenance, repair, and monitoring of all electrical, irrigation, lighting, plumbing, heating, ventilating, and air conditioning (HVAC) systems for the Foundation.
In addition to performing regularly scheduled maintenance, operational tests, and routine repairs, the Building Maintenance Engineer assists the Facilities Manager in identifying, developing, and managing special maintenance and capital improvement projects.
The Building Maintenance Engineer monitors the condition of all building systems and components. The position is responsible for troubleshooting problems, determining repair or replacement needs and means, developing options, and identifying activities which need to be outsourced. The position tracks, records, and communicates building performance to management, staff, and external groups to ensure maintenance and repair activities address their concerns and meet operational and scheduling needs.

This role is responsible for performing and scheduling maintenance and repair work that minimizes disruption to Foundation operations and to expedite completion of the work. This position reports to the Facilities Manager.
We seek a reliable, capable, and flexible Building Maintenance Engineer to:
• Perform building related inspections, maintenance, and repairs
• Perform preventative maintenance and maintain maintenance schedules
• Respond to work orders in a timely manner
• Perform painting, carpentry, electrical, plumbing, and mechanical repairs
• Respond to facility emergencies on a 24/7 basis
• Monitor Building Management System (BMS) operation; perform troubleshooting and repairs
• Install, test, repair and commission, control systems, components, and instrumentation
• Identify energy and resource efficiency improvements
• Secure the services of outside consultants and vendors when appropriate and manage their work
• Plan, manage, and complete projects on time and within budget
• Assist Facilities Manager with budget planning
• Work well and communicate with Foundation staff, vendors, and consultants
• Work in an inclusive manner with integrity, sensitivity, and respect for others
• Be flexible and accommodate other facility projects and work tasks as assigned

Knowledge, Skills, and Abilities
• Proven experience in the maintenance of building systems and components
• Proficiency with hand and power tools
• Ability to troubleshoot, repair and/or replace, motors, drives, actuators, switches, relays, circuit breakers, pumps, faucets, lights, ballasts, door closers, locksets, etc.
• Knowledge and experience with mechanical HVAC and refrigeration systems – formal training desired
• Familiarity with Building Automation Systems and software packages preferred
• Experience in supervising and working with outside vendors
• Strong customer service orientation
• Works independently and on a team, manages time efficiently, handles and prioritizes multiple tasks, and meets timelines
• Reliable, takes direction, and follows through – able to take initiative when necessary
• Demonstrated excellent judgment skills
• Enjoys continuous learning and keeping up to date with new equipment, building controls, systems, and skills
• Effective written and oral communication skills, visual acuity, manual dexterity, and physical activity
• Ability to read and follow complex instructions and document processes
• General knowledge of OSHA/CAL-OSHA safety regulations
• Must be able to drive, have a valid CA driver’s license, and a clear driving record
• Proficiency in Microsoft Excel, Word, Outlook, and SharePoint
• Flexible to work overtime or on weekends when occasionally required

Physical Requirements
Candidate must have the ability to communicate via voice telephone, read and understand written communication, and generate written communication manually and using a computer. Candidate must also be able lift and move objects (not to exceed 25 lbs.) or up to 50 lbs. when working with another person, bend, kneel, crawl, and climb a ladder to perform work functions and have manual dexterity to use hand and power tools as well as work on appliances and equipment controls.

Education and Experience
High School graduate and a minimum of five years of related technical work experience. Technical education and training desired.
